New Listing

Check out this new property that I just posted on my Web site. It is in Studio City.

I  have a few buyers looking in the lower-end of the market. Unfortunately, a good 90%-95% of the listings in their areas of interest are short-sales. I do not mind working much harder than I probably would if they were regular sales. I don’t mind spending the extra time required to educate clients regarding such sales. What I do mind is the ubiquitous, unprofessional, lazy, short-sighted  and inconsiderate listing agents, representing most of these listings.

Many of these listings show on the MLS is active. Since they show as active, my clients have no reason to think they are not actually active…why would they?  So, as I look into the listing details,”Yup…it appears to be active and there are no agent remarks indicating otherwise”. So I call the listing for further details before I spend too much  more time mapping our route, calling the occupants for an appointment and scheduling a viewing for my clients. I go down the list of the agents phone numbers, calling one number after  another, usually getting a voice-mail-sometimes a disconnected number and maybe 5%-10% of the time actually getting a human, well sort of.  I think “okay, they are busy I’m sure and phones get disconnected from time to time”. As I patiently wait for the agent to call me back, I repeat the same drill over and over, again and again,  for other homes that my clients are interested in viewing. And why wouldn’t I ?…I’m a courteous,  ethical  professional that does what my client’s want and I owe it to them to do my job to the best of my ability and get them what they want.

Hours then days pass and still no return calls from the 2 dozen agents I called and none from the occupants either. “hmmmm…RRRRRR”, I guess at this point I should assume the listings agents and/or the occupant owner’s aren’t interested in showing the property. God forbid my well qualified and motivated buyer’s asked me to prepare an offer anyways…an offer that’s sitting on my desk, waiting to be sent, pending the current circumstances regarding the “actual” status of a listing.

Here’s the thing, 90% of short-sale listing agents, I shouldn’t have to assume anything! I shouldn’t have to waste my time and I shouldn’t have to waste my client’s time.  It’s quite simple really…you can do one, some or all of the following:

  1. Answer one of the 3 phones I called or call me back when you have a minute, that’s all it takes.
  2. Change the status to “Hold Do Not Show”, “Pending”, etc.
  3. Don’t want to commit to the prior, okay…make a comment in the “Agent Remarks”, giving some indication that , offers have been submitted, your planning on accepting an offer, you aren’t currently showing, you aren’t accepting anymore offers at this time, etc., etc., etc…

Do you realize that if you spend a few minutes doing one of the 3 novel, prescribed options, it would save hardworking, ethical agents and their client’s a considerable amount of time and energy.

Well, I will continue to take care of my clients and when the supply of short sales diminishes, you,  90% of short-sale agents will be hustling your way to the next deal. I will be enjoying the fruits of  repeat business from my current efforts as a considerate person and hardworking  professional with an understanding of true, long term success.

I would like to commend and thank those 10% short sale listing agents that do their job well.
